A property manager recently asked Energy Management Systems (EMS) why she should maintain meter reading services for the large number of units in her building that are vacant due to a construction project.
EMS advised the manager to continue reading all vacant unit meters for following three reasons:
1) Someone Left the Lights On
A vacant unit's meter registers minimal usage for several months, when unexpectedly, a steep spike occurs. Upon investigation the property manager discovers that maintenance workers neglected to turn off heat, air conditioning or lights after completing their work. The property manager is able to correct the situation and avoid any further unnecessary utility expenses.
2) Identify Meter Problems
Regular meter readings will generate data that identifies damaged meters, or meters that have stopped functioning. This alerts the property manager to take corrective action and avoid future problems such as new tenants moving into a unit where meters are not functioning property.
3) Utility Billing Accuracy
Without a reading history, computing a new tenant’s initial utility bill can be challenging, as there is no starting point. A property manager could obtain a read the day before a tenant moves in, however this can be a hassle, especially for managers of very large buildings.
So keep reading those vacants, avoid waste, and make a good first impression when new tenants finally arrive.
